UAE-based developer Ohana Development has launched Manchester City Yas Residences by Ohana, a $4.1 billion gated waterfront community on Yas Canal in Abu Dhabi, marking the first globally branded residential project by Manchester City F.C.

The project was unveiled at Etihad Park in the presence of Husein Salem, CEO of Ohana Development, Mustafa El Sammak, COO, and Ferran Soriano, CEO of City Football Group.

 During the launch, the Abu Dhabi Real Estate Centre announced the digitisation of Expressions of Interest and booking processes for off-plan sales through its Madhmoun platform. The framework places registrations under ADREC’s supervision and mandates escrow management, thereby strengthening investor protection, transparency, and governance.

The master-planned development will span 1.67 million square meters and include more than 2,000 residential units. The offering comprises six villa clusters featuring four- and five-bedroom villas, twin villas, maisonettes, waterfront penthouses, and apartments. The average price for standalone villas is $1.9 million. Completion is scheduled for 2029.

Located along Yas Canal, adjacent to Ferrari World Abu Dhabi and SeaWorld Abu Dhabi, the project sits within one of the capital’s established leisure districts.

Central to the development is a Manchester City Academy designed to incorporate training and recovery facilities aligned with the club’s player development model. The waterfront promenade will feature retail and dining outlets, including the City Café, as well as themed spaces such as the Match Day Terrace and City Lounge.

Amenities include a marina, a sports club, water-sports facilities for kayaking, paddleboarding, and sailing, fitness centres, and infinity pools. More than 55% of the masterplan is allocated to landscaped gardens and green areas. The community will also integrate supporting infrastructure, including education and healthcare facilities.
