Dubai’s property registration process is getting an artificial intelligence upgrade, with the Dubai Land Department (DLD) launching a new platform designed to automate parts of the process for real estate developers.

The Initial Registration platform brings project registration, real estate transaction registration, and escrow account management into a single digital system.

The platform uses AI to read documents including Emirates IDs, passports, and sales contracts. It extracts relevant information and automatically populates application fields, reducing the need for repetitive data entry and document submissions.

For transactions that meet the required criteria, registrations can also be processed and approved automatically upon submission.

The system guides developers through the appropriate procedure using a series of questions. If information is missing, users can add it without restarting or resubmitting the application.

The platform also introduces a Project 360 feature that gives developers a consolidated view of their projects and real estate portfolios.

It brings together information including unit status, escrow accounts, financial data, and project records. Early warning indicators are designed to flag potential challenges and enable earlier intervention.

Developers can also use a single account to manage multiple companies and projects, while defined permissions allow separate roles for submitting and reviewing transactions.

Abdullah Ahmed Al Shehi, CEO of the Real Estate Regulatory Agency (RERA) at DLD, said the launch represents an investment in the sector’s efficiency as it enters its next phase of growth.

The department said integrating AI with government and private-sector stakeholders is intended to improve ease of doing business, transparency, and governance, while strengthening investor confidence and Dubai’s competitiveness.

The launch comes as Dubai accelerates its wider push to embed AI into government operations.

The platform aligns with a government framework announced by Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister and Ruler of Dubai, which aims to have 50% of UAE government sectors, services, and operations operating through autonomous, self-executing AI models, known as Agentic AI, within two years.

For Dubai’s real estate sector, the Initial Registration platform is positioned as part of the digital infrastructure needed to support that transition.

The initiative also supports the Dubai Real Estate Strategy 2033 and Dubai Economic Agenda D33, as the emirate seeks to make property transactions more automated, connected, and data-driven.
