Abu Dhabi launches AED 100 billion Marsa Al Saadiyat with luxury homes, marina, and cultural hub
The master-planned destinations will accommodate more than 58,000 residents and feature luxury villas and mansions-alongside Abu Dhabi's largest marina.
Abu Dhabi is doubling down on its ambitions to become a global hub for luxury, tourism, and investment with the launch of Marsa Al Saadiyat, a landmark AED100 billion waterfront development set to transform one of the emirate’s most sought-after destinations. The project combines luxury residential living, cultural attractions, and transport infrastructure, reinforcing the capital’s long-term economic diversification strategy.
His Highness Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi, witnessed the launch of the 6.4 million-square-metre development and directed the renaming of the project from Saadiyat Marina District to Marsa Al Saadiyat. The new name reflects the UAE’s maritime heritage while strengthening Abu Dhabi’s position as a global luxury destination.
Developed by Aldar, the master-planned community will accommodate more than 58,000 residents and feature luxury villas and mansions alongside Abu Dhabi’s largest marina, with capacity for up to 350 berths for sailing boats and luxury yachts.
The development will include an 8km waterfront, featuring 5.6km of beaches, nearly 140km of walking trails, and a 46km cycling network. It will also offer a yacht club, two luxury hotels, parks, healthcare facilities, sports amenities, and three schools.
A waterfront promenade will connect residents to Saadiyat Cultural District, providing easy access to world-renowned institutions including Louvre Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi, teamLab Phenomena Abu Dhabi, and the upcoming Guggenheim Abu Dhabi. The master plan also includes Dar Al Funoon, a performing arts venue with capacity to host more than 6,000 guests.
Marsa Al Saadiyat will also benefit from major transport upgrades, including new road and tunnel connections to Umm Yifeenah Island and Reem Island, an underground Etihad Rail high-speed station, and a bridge linking the community to Aldar’s future island development off Saadiyat.
Sales of the first homes are scheduled to begin in the second half of 2026, while enabling and infrastructure works are expected to commence in the third quarter.
